The site is suitable for beginners, though conditions vary significantly with the seasons. Water temperatures fluctuate from near freezing in winter to 26°C in shallow summer areas. Visibility typically ranges between 5 and 15 metres. Entry is via the shore, and divers should remain aware of boat traffic and the risks associated with cold-water exposure. The habitat supports various temperate freshwater fish and invertebrates.

The Southern Islets consist of a series of small rocky islands situated in the southern portion of Lake Tahoe. This freshwater site features sheltered alcoves and interesting rock formations. Access is restricted to boat or kayak, making it a site for intermediate snorkelers. Divers and snorkelers should be aware that water temperatures remain extremely cold, particularly during the spring months due to snow runoff. This cold water presents a significant hazard to those entering the lake. The site offers depths reaching up to 28 metres.

Zephyr Cove is a freshwater shore-entry reef dive located in Lake Tahoe. The site features a reef structure situated between 8 and 15 metres, with an average depth of 12 metres. Divers benefit from excellent visibility reaching 30 metres and a lack of current, making it suitable for beginners. The environment supports various temperate freshwater fish and invertebrates. Due to consistently cold water temperatures ranging from 4°C to 18°C, a thick thermal exposure suit, hood, and gloves are necessary. On-site facilities include parking, toilets, and showers, providing a convenient base for a typical 30-minute dive. Divers should monitor their depth gauge closely to remain within the 15-metre limit.
